Some observations in Scott CountyDuring July, I've done a lot of showing in Scott County including town homes below $150 and single family homes below $300. While there is a good amount of inventory, I noted that especially among short-sale and foreclosure properties, that they were selling quickly and many of them have multiple back-up offers stacked up waiting for a bank to respond to the original accepted offer. This is very clear evidence of the bottom forming in the market and it may lead to quicker and less deeply discounted sales going forward. It is also an indication that banks are understaffed and painfully slow to respond to short sale proposals, which can take months. I was also showing in the $600-800K range and there is definitelyless traffic in this segment, although sales are happening here as well. My client is snagging the last Toll Bros. owned lot in the Spring Lake development with great incentives including 50% off options up to a maximum discount of $100,000. They have similar developments in Maple Grove and Eagan.
