Will The Updated HARP Program Allow you to Refinance Your Mortgage?HARP 2.0, as the media has started to refer to it, has some merit, but it’s scope is very limited and it will have little or no impact on foreclosures or the estimated 6.4 million homeowners nationwide who are behind on their mortgage payments. The new HARP just expands the net of those who were eligible for help under the original version.
HARP was created in 2009 to help borrowers whose loans ...

Interesting Information For Home SellersWe have suggested that sellers who need to sell within the next 18 months had a ‘window of opportunity’ to sell at higher prices. They needed to put their houses up for sale immediately before a flood of distressed properties were introduced to the market. This window is beginning to close. The paperwork challenges faced by banks that caused a delay in the foreclosure process over the last ...

Will Mortgage Rates Continue To Drop?I want to discuss the impact the downgrade of the U.S. credit rating will have on mortgage interest rates. In these times of uncertainty and volatility, no one knows for sure what will happen next. However, we want to talk about possible scenarios.
Mortgage rates normally run parallel to the country’s Treasury bonds. If many people are buying Treasury bonds the return on those bonds decrease. ...

Real Estate Predictions For The Rest Of 2011Making predictions can be the ‘kiss-of-death’ for a blog. Even if we get four out of five correct (80%), there are those in the industry who will kill us on the one we got wrong. We believe strongly that when making a real estate decision for you and your family you must look forward and take into consideration how the housing market may change.
For this reason, we are willing to take ...

Where Are Home Prices Headed?Everyone seems to have an opinion on where home prices are headed. Housing bulls are saying prices may start rebounding as early as later this year. Some housing bears are saying that prices may still drop another 10-15%. What actually is going to happen? No one knows for sure.
However, Macro Markets, a financial technology company, actually surveyed 108 economists, real estate experts, and investment ...

Any Agent Can List Your Home... You Better Choose An Agent That Can Actually Sell It!Many Minnepolis home owners ask me whether they should hire an agent to sell their home or whether they should first try as a For Sale by Owner (FSBO). In today’s volatile market, I believe this is an easy decision: you need an experienced professional!
You need an expert guide if you are traveling a dangerous path
The field of real estate is loaded with land mines. You need ...

Appraisals: Why You Must Now Sell Your House TwiceBanks have become very conservative when lending mortgage money today. With the current foreclosure challenges in the country, we can’t really blame them. The requirements now necessary to qualify for mortgages have gotten much more stringent and it seems will get even more stringent as we move forward. The banks want to make sure the prospective buyer has the ability to repay the loan. ...

If Your House Did Not Sell This Spring, It's Not Priced Correctly. Read On Below...1. Realize that if your listing didn't sell this spring, it's not priced correctly.
We are seeing strong buyer activity so far this year. We realize the first four months can't favorably compare to the same time last year when the Home Buyer Tax Credit expired. However, pending sales (houses going into contract) have increased nicely month to month. If your listing did not sell over the last few months, ...

Mortgage Money IS available for now...
A common comment I hear people in Minneapolis say is that “it’s hard to get a mortgage; so hard, in fact, that no one can get one”. This is just NOT true! In reality, lenders are lending at a healthy pace. Interest rates continue to cooperate and there are many programs for customers. It’s just that lenders, for the most part, only approve ...

5 Reasons You should Consider Selling NowIf you plan on moving anytime in 2011, you should strongly consider selling your house now rather than waiting. Here are five reasons why:

Is It Time to Diversify Your Investment Portfolio?Studies now show that over 20% of the houses with mortgages in the country are underwater (where the loan amount exceeds the value of the property). Some bought their house at the top of the market and saw prices come tumbling down over the last few years. Losing this value has caused challenges for many in this category.
Other homeowners are underwater because they refinanced their homes at the height ...

Homes Are Still The Best Long Term InvestmentAfter a five-year swoon in home prices, many assume that housing may have lost its luster as an investment. However, a nationwide Pew Research Center survey shows this drop in values has done little to shake the confidence of the American public in the investment value of homeownership. According to the survey:
Fully eight-in-ten (81%) adults agree that buying a home is the best long-term investment ...

Interest Rates Are Increasing

Distressed Properties: Discounts and DifficultiesMost buyers want to make sure they get a ‘good deal’ when they purchase something. Purchasers of real estate are no different. That is why many decide to buy a distressed property (a foreclosure or a short sale). The National Association of Realtors (NAR) last week reported foreclosures, on average, sell at a 22% discount and short sales at a 17% discount. It sounds like a pretty good decision ...

If Prices Are Falling... Why Are The Rich Buying? There is an interesting phenomenon taking place in the real estate market. While house prices are falling, the rich are starting to purchase. DataQuick Information Systems reported last week that sales on homes $1 million or more rose 18.6% last year after four consecutive years of decline. This is at the same time that sales outside of this price point actually fell 2.8%.
And even more amazing is ...
